Ask Your Own QuestionHow do you figure out what my home is worth?
With a Comparative Market Analysis, or CMA. It compares your home to similar ones that actually sold nearby, then adjusts for condition, updates, land and location. It’s free and there’s no obligation to list.
What should I fix before I list?
Less than you’d guess. Fix anything broken or likely to scare an inspector, then focus on cheap wins: paint, deep cleaning, decluttering and curb appeal. Big remodels right before a sale rarely pay for themselves.
How long will it take to sell?
It depends on price, condition and the time of year. Well-priced homes in good shape often go under contract quickly, and closing usually follows about 30 to 45 days later. Acreage and rural property can take longer because the pool of buyers is smaller.
Should I sell first or buy first?
It depends on your finances and how tight the market is. Selling first means you know exactly what you have to spend. Buying first means you’re not scrambling for a place to live. There are ways to bridge the gap, and it’s worth talking through before you decide.
What does it cost to sell my home?
Plan for the real estate commission, which is always negotiable, plus your share of closing costs like title fees and any prorated taxes. Sam will walk you through an estimated net sheet so you know what you’ll walk away with before you list.
